In June 2023, the Dubai real estate market achieved unprecedented success with a staggering 8.27 billion USD in registered sales transactions.
A total of 10,457 sales were recorded, with an impressive global average value of 790,000 USD per sale, primarily influenced by the value of plots.
The market saw a significant 53% of sales in the Off-Plan segment, accounting for 5,547 transactions, while the remaining 47% took place in the Secondary market.
Among the 10,457 sales, apartments dominated with 8,207 units, followed by 1,488 villas, 268 commercials, and 494 plots.
The average price of Apartments stood at 577,000 USD, while Villas commanded a higher average of 1,245,000 USD.
Noteworthy locations that experienced the highest sales activity include Dubai Marina, JVC, JLT, MBR City, and Dubai Hills Estate.
Remarkably, 60% of these sales were properties priced below 545,000 USD, presenting excellent opportunities for entry-level investors. The market also saw 30% of sales occurring between 545,000 USD and 1,361,000 USD, appealing to mid-range investors. High-end buyers constituted 10% of sales for properties priced above 1,361,000 USD.
Notably, this June marked the most prosperous month in the history of Dubai's real estate, signifying a flourishing and dynamic market.
The most luxurious apartments were purchased in Jumeirah Bay Island, Palm Jumeirah, Bluewaters, and Marsa al Arab. Meanwhile, Dubai Hills, Emirate Living, Palm Jumeirah, District One, and Tilal al Ghaf recorded top sales for opulent villas.
